The Downtown Sarasota real estate market is close to the heart of the Judy Kepecz-Hays Team. Our sales record here has contributed much to Judy achieving the most prestigious award of Coldwell Banker—the Legend Society—for nine consecutive years.
This sustained success was driven by our mastery of the dynamics that elevated Downtown Sarasota among the most vibrant property markets in Florida. Although relatively small, Sarasota’s Downtown can match or even exceed what the Sunshine State’s big cities offer.
The districts in and around Downtown Sarasota provide a wide selection of residential options.
These choices range from modest, pre-owned single-family homes to luxury high-rise condos like those at the Ritz-Carlton Tower, the tallest condo in Sarasota.
In addition to their endearing features, these residences draw market attention because of the various attractions in Downtown Sarasota. The Downtown’s magnets that molded it as one of the leading travel destinations in Florida include famous cultural venues like the Van Wezel Performing Arts Hall and the Ringling Museum.
Downtown is also teeming with chic shops and boutiques as well as gourmet restaurants. It also hosts popular events, such as the First Friday Art Walk and Saturday Farmers Market. These lifestyle perks are walkable from most of the Downtown’s residential neighborhoods which are divided into three areas.
The Downtown Core
High-rise condominium buildings dominate the residences in the Downtown Core, particularly at the bayfront. There are over 3,000 condominium units in the downtown, comprised of residences in older and brand-new buildings. New construction continues at a rapid pace as well.
The Residences at the Ritz-Carlton is among the newest condominiums in the downtown area. Set in the mixed-use development Quay Sarasota, this 18-story condominium is prized for its units overlooking the bay. The price point for a 4-bedroom condo unit here is around $4.3 million.
The Rosemary District
The Rosemary District, just north of the Downtown Core, has added hundreds of condos and apartments in its recent building boom. These new builds are predominantly mid-rise boutique condominiums. This district has also attracted start-ups, architects and designers, and high-end retailers setting up shop in mixed-use, high-end condominiums of Rosemary District.
Zahrada is one of these new projects in the district. It is set for just six three-story condominium residences. The pricing of these residences starts from around $1.3 million, while retail/office spaces start from $350,000.
Laurel Park is wedged east of the Downtown Core, bisected by Osprey Avenue and bordered west by South Orange Avenue. Vintage 1920s houses dot this neighborhood which has been declared a National Historic District.
Laurel Park also hosts several apartment buildings circa 1970s, and likewise, has its share of new home construction initiated in the 2000s. These newer builds blend well with the district’s historic structures, creating a charming ambiance reminiscent of New York’s Greenwich Village. Residential prices in Laurel Park typically start in the $600,000s and top at around $2 million.
